War and developers. What happens next?

And if the spring months of business only did what volunteer and helped, then with the beginning of summer the economy still gradually started raising her head and working on a material result. In Kiev, for example, 90% of businesses have already resumed their work. Construction business is no exception.

At the same time, the real estate market became somewhat different. 1. The processes have become longer in time, many questions can no longer be resolved as quickly as we would like. Kyivmiskbud started working in June, the first to work with a high level of readiness. Given the increase in the cost of construction, the deterioration of logistics, a certain shortage of building materials, as well as the lack of skilled labor, this is where our attention will be focused in the near future. 2.

Many believe that because of the war, real estate is about to whisper. With the primary market, this will not happen for perluming reasons. The rise in prices for all construction components and the inflation component is the key not that "not rise in price", but a further increase in the value of real estate. 3. Significant subsidence of sales is noted in all without exception developers.

But the most interesting thing is that the remaining demand has shifted towards the premises (commercial, warehouses, etc. ) on -1 floors, as well as parking. They also buy for the purpose of investing money, who has. Another trend is to reduce the dynamics of payments by installments. People who bought apartments for payment will not hurry to make mandatory payments.

Considering that there are certain economic calculations and the fact that developers are counting on these amounts, work on the sites cannot maintain stable dynamics. It turns out a closed circle. 4. From talking to many colleagues it is known that developers are preparing new projects. Kyivmiskbud has prepared a 500,000 square meters of real estate. Of course, until the war is over, we will not start building it. But the beginning of the future is, and it is very available for review. 5.

In my opinion, the factor of the capital will play in the real estate market for the next few years. Since the beginning of a full -scale war, nearly 100,000 forced displaced persons have been registered in Kyiv. And if we count the residents of Donetsk and Luhansk regions, who have moved to the capital since 2014, there are more than 270 thousand. Many of them will remain in Kiev, find work, strengthen the city economically. And they will become potential buyers in the real estate market.

It will not happen tomorrow, but for the next few years. The real estate market is very responsive to any changes, not to mention the war. That is why many developers continue to assist the military, volunteers, and TRO. At the end of February, we transferred 15 million UAH to support the army, purchased bulletproof vests and ammunition, and assisted medicines to the military hospital.
