No matter how they shouted some political forces about "full sale of Ukrainian land to foreigners", no one bought anything at all. Oleg Pendzin, an expert of the economic discussion club, said this in an interview with focus. He says that it is interested in the land market from legal entities that have been having land shares for many years and cultivating fields by building an agro -industrial business.
They may later decide to re -register these lands, so as not to have problems with the serend. "The land market itself is too sensitive in security issues," emphasizes Oleg Pendzin. "While there is a war, no investor will risk investing in a land that risks being occupied by the enemy. " Until Ukraine has a security set on its back, the state will remain "number one goal" for Russia, and therefore to invest in the agro -industrial complex and in general is very risky.
This situation, unfortunately, will be stored for a long time, says the economist. "It is not necessary to be in the illusions that Russia's territorial claims extend only to the territory that it occupies now," says Oleg Pendzin. "That is why Ukraine is very dependent on the security support of Western partners. " In addition, according to the economist, commercial prices for land were not formed due to the lack of transactions.
There is only the value of the land according to the cadastre, which does not respond to the expert of the actual value. And the value of the land depends not only on the natural conditions or depth of the black soil, but first on secrecy. "It makes no sense to talk about the economic return of the land when it is interrupted by shells and is replaced," the expert says.
"Even it is still unclear how much money is needed to be exchanged, and to take sanitary action to the bodies of the occupiers that remain in this land. " And yet, Oleg Pendzin notes, thanks to the Earth, a particular product is purchased by people who are around. Any businessman first cares about the domestic market, and only then about the external, because there are many problems with licensing, certification and logistics.
